One of TCAR's Own Inducted in REALTORS Hall of Fame

Every year the Raleigh Regional Association of REALTORS (RRAR) inducts several of their members into the REALTORS Hall of Fame. On Thursday December 3rd, 2009, Carter Worthy of Carter Worthy Commercial and a past President of the Triangle Commercial Association of REALTORS (TCAR) was accepted into the REALTORS Hall of Fame because of her successful real estate career and her community service within the industry itself, the public and volunteer organizations.

Carter served on RRAR's board back in 1985 and chaired the American Home Committee, Long Range Planning Committee and the New Board Orientation Committee while there. Back then TCAR was a committee of the residential board and she served on the CLS board for four years, eventually becoming President back in 1992. During this time Carter was very much a part of bringing a commercial listing data base to the area with the use of a computer. In 1998 she was named REALTOR of the year by the Triangle Commercial Association of REALTORS.

Carter has been involved with the Junior League of Raleigh, the Wake Education Partnership, Habitat for Humanity and the YWCA of the Greater Triangle Area. She has been involved in public service, has run for public office and been active in business leadership for years.

In her acceptance speech she thanked the residential board humbly commenting that RRAR has given her far more than she has given to them.

While there were others inducted, I would also like to mention that Ray Larcher, Executive Vice President of the Raleigh Regional Association of REALTORS for over 16 years, also was inducted on Thursday. He spent 13 years with the North Carolina Association of REALTORS as the Director of Education and the Director of member Services. Outside of being the AE for a 6000 member association, he is also the CEO for the Triangle MLS, regional multiple list Serv of over 8000 members. His involvement doesn't stop there because Ray has been very active on a state and national level by serving on numerous committees and task forces.

But here is the deal, while that is all impressive what has been important to us here at TCAR is he has always been a supporter of our group. In the humble beginnings of our committee, his association supplied a place to meet, personnel and an office to get our commercial group going. I always liken our move from the residential building two years ago as the parental unit finally kicking the 26 year old kid out of the basement after he had been living there after he graduated from college three years before. But even after our move, Ray Larcher has been very supportive of TCAR and for us that is just another one of the many reasons he deserves this award.

Triangle Community Coalition: 10 Years and Still Going Strong

The Triangle Community Coalition began in 1999 when a handful of Wake County citizens held a meeting regarding forming a local organization with one simple goal: "to create a diverse, broad-based group that would advocate for balanced growth to educate elected officials, community leaders and citizens about the virtues of growth and the protection of property rights." TCC is celebrating 10 years and I thought I might share with you their accomplishments over the years. Thanks to Charlene Logan of TCC for the information that I have quoted here:

􀀹 The TCC helped raise awareness about---and eventually kill--- a massive downzoning for property owners in the critical area of the proposed Little River Reservoir. The TCC worked to educate the Wake County Commissioners, landowners and others that the downzoning was unnecessary. We sent hundreds of letters and made phone calls to property owners to generate opposition to the downzoning. As a result of our efforts, and at the direction of Sara Robertson, the TCC managed to derail the effort. In a unanimous vote, the Wake County Board of Commissioners rejected the original downzoning in the Little River Reservoir. The final outcome resulted in protecting the water quality of the reservoir and the rights and interests of nearby property
owners.

􀀹 The TCC continued to press for reforms in the development approval process throughout the Triangle. The cities of Raleigh, Durham and the Town of Morrisville have all addressed ways to improve the process. In Raleigh, our efforts led to the creation of a new citizens’ advisory committee solely devoted to finding ways to improve the process---the Development Services Advisory Committee. In Durham, in an effort to streamline the process, Durham officials are proposing a series of detailed changes, outlined in an amendment to its “Unified Development Ordinance” (UDO).

􀀹 The TCC Helped Save Money with Lower Fees in Cary. The TCC generated a detailed analysis of impact fees throughout the Triangle. This study was the key data point to help convince several Cary Town Council members to keep a fee increase from skyrocketing. In addition, we generated 300 emails to each council person in a 24 hour period before the final vote on the fee increase. The council voted to hold off the vote and acquire more input on amount of the increase before voting. In April, the Cary Town Council voted on a lower than proposed impact fee increase for water and sewer fees--- and decided not to vote on the transportation fee increase---saving homeowners and businesses money.

􀀹 The TCC continued to advocate via our Web site and blog---“Growth Matters”: The TCC has a powerful,comprehensive array of communication tools, including a blog that has over 30,000 hits. The TCC website visits have increased over 37% since last year and over 157% since the end of 2007.

􀀹 TCC had several opinion articles and letters to the editor published in News&Observer and other publications.

􀀹 TCC hosted its eighth Annual Political Pig Pickin’ to provide a forum for members to hear from candidates running in the Fall elections. We had over 150 attendees, including 50 political candidates for the races in Wake, Durham, Chatham, and Orange Counties.

􀀹 TCC held quarterly informative Lunch & Learn events, each drawing 100+ attendees to each event.Topics showcased throughout the years have been: Growth & Water Quality, Public Private Partnership to Build Schools, Smart Growth & Its Effects, Restorative Development, Building for Tomorrow: Innovative Infrastructure Solutions, How Growth Management Regulations Impact the Local Economy, A Tale of Two Cities: How Clarke County, Washington & Portland Oregon Manage Growth, Transit Oriented Development, NIMBYism: Addressing the Challenges Developers & Neighborhoods Face Together, Making Development Process Predictable, Planning & Land Use Laws Have Changed: What does it Mean for the Triangle, Growth,Development and You?, Growing Greener, Smart Growth, How Growth Management in the name of “Smart Growth” has Backfired, Public Private Partnership Legislation: Now we have it…What do We do With it?, The Downside of Development Moratoria, Property Rights and Environment and finally our “Dinner and Dialogues with Cary’s New Elected Leaders, a forum with Gubernatorial Candidate, Mayor Pat McCrory to speak on where he stands on issues that matter to the Triangle and a forum with “The Three Mayors” of Raleigh, Cary and Durham, who spoke candidly with our members about growth in the region.

􀀹 The TCC Board created In the Know Live! The purpose of the new forums is to outline, in person and in real-time, the most recent version of the online In the Know, keep members updated on what is happening with growth, politics and other relevant issues across the region. These events were well attended, well received, and tremendously popular with our members.

􀀹 The TCC Board created a web-based weekly newsletter known as “The Monitor” that track the meetings & proposed code changes of local governments across the region. Subscribers could download weekly reports on city council meeting, planning commission meetings and other issues from Raleigh to Chatham County and everything in between.

􀀹 Released Growth Issues & Attitudes Poll in 2007. Informed the public and media about the positives of balanced growth in the region; raised the visibility of the organization as a thought leader on growth issues.

􀀹 Hosted “Partnership in Politics” Golf Tournaments inviting local elected officials to play with our members. The two tournaments rose over $29,000. for the TCC’s issue fund.

􀀹 Launched an Issues Advocacy Campaign Around Fall Elections raising voter awareness about important growth-related issues; helped get out the vote in region. In early November of 2006, we called more than 25,000 voters with information on growth policies and where local candidates and leaders stood on those issues. In 2002 the Coalition was the first in North Carolina to tap a new method for registering voters. We currently have the ability to allow anyone in the region to use our website to register to vote.

􀀹 Hosted Candidate Campaign Schools to help educate future leaders about how to run successfulcampaigns for local office.

􀀹 Promoted solutions for building & financing new schools by advocating for and helped pass statewide legislation to provide public-private partnerships to build schools. Our white paper entitled, “Thinking Outside the Box,” caught the attention of school board elected leaders and legislator alike.

􀀹 Keeping Fees in Check. The organization successfully showed that Chatham County’s proposed school impact fee increase was unsupported based on the methodology to calculate the fee. This study has been useful in a dialogue with county leaders to keep the fees fair. In Durham, when the Durham Board of Commissioners proposed a school impact fee (without legislative authority), the TCC teamed up with other
members in a grassroots educational effort. While the commissioners voted in favor of the fee, the Durham Citizens for Responsible Growth had a significant impact on the process – generating hundreds of phone calls and emails to the commissioners to vote against the fee.

􀀹 Mobilization around Raleigh Greenway Issue by sending direct mail to 1000 property owners affected by the proposed issue and launched a call to action using the TCC legislative action center on our website.

􀀹 Response to Wake County Growth Management Strategy (GMS): The coalition played a vital rose in convincing the Wake County Commissioners to allow the public to have input on the document. As a result,the county agreed to host four regional public workshops on the GMS.

􀀹 Wake County Air Quality Task Force was formed and the Wake County Board of Commissioners asked the TCC to participate. Working with other leaders from the region, the TCC helped craft a series of Practical and reasonable recommendations for Wake County to consider.

􀀹 Raleigh Storm Water Task Force: The TCC worked with neighborhood representatives to help write the rules and regulations that were adopted by the Raleigh City Council to set up a storm water utility.

􀀹 I-540 Debate: When several of the region’s elected officials attempted to slow or stop completion of the outer loop, the Coalition took charge and played an instrumental role in speaking out in favor of I-540. Using our extensive grassroots network, we sent alerts, emails and armed our members with talking points to relay to the elected officials.

What's Next

So it's hard to believe that we are almost at the end of 2009. If you're like most, it has been a tough year and most of us are planning to hunker down and get ready for next year. We here at TCAR are plugging along, though, and are getting ready to plan for next year.

There are a few things happening in the next few days days that I thought I would run by everyone. The Triangle Community Coalition is doing a lunch and learn tomorrow, Tuesday November 10th at 11:30 am on how Senate Bill 831 and House Bill 1490 Helps in Tough Times. The North Carolina General Assembly just passed sweeping legislation meant to preserve and extend development approvals. This legislation is an effort to give opportunity to developers and property owners during the economy's downturn. Key note speakers are Lisa Martin, Director of Government Affairs and Eric Braun of K&L Gates, LLP. While you can't register online at this late date, please feel free to show up at the door or give Charlene a call at 919-228-2599. It's $15 and that includes lunch.

On Thursday TCAR is doing their final Showcase of the year with the American Health Institute and Fitness Building on Thursday November 12th at 11:30 am. AIHF is located at 8300 Health Park in Raleigh and this month's topic is "Exploring Corporate Health through Executive Wellness". Speakers include Chris Mangum, President of AIHF Executive Health and Dr. Jay Stevens, Chief Medical Officer of AIHF Executive Health. Also happening this week is the Urban Land Institute's "Emerging Trends in Real Estate 2010", featuring Keynote Speaker Stephen R. Blank . Last year I served on a National NAR Committee that was charged with looking at ways to communicate with the up and coming Generation X and Ys. NAR has their conference coming up next month in San Diego and one of the topics is Generational Marketing and Negotiating.

It's Coming! Dues Billing

Who can believe that we are now approaching the middle of October and that the Holidays (Ugh!) are right around the corner. This time of the year also means dues billing for 2010 will be going out. Currently, we are scheduled to email your dues invoice on the 19th of October. Yes, it's a little earlier but we thought we would give you a little more time to get those dues in.

On the morning of Monday, October the 19th, I arrange to email your dues invoice through the company that runs are membership management system. There is a mass email blast that occurs and every ones' bill should arrive in their email box no later than that afternoon. PLEASE check your SPAM box. Many times my emails end up in your trash and you may want to arrange with your IT people to white list us. All of you folks that have admin people, make sure you print up the invoice and give it to the people that take care of that stuff. Institute Affiliates will get their invoice but they can make arrangements for their payment through their respective affiliate groups in the manner that they require.

Okay, with that said, let's talk about a couple of things. First, in theory this is due to us by the end of January. Now if by January, you think there is going to be an issue, please contact me at the office, 228-2588 or by email at kimb@tcar.com . The bottom line is we really don't want our members to fall by the wayside. So let us know what is going on.

Second, let's not be thinking that all of that money is coming to TCAR. We're not rolling in the dough here and we too have been hit by the current economic situation much in the same way as everyone else has. You're $426 pays for membership into 5 groups: TCAR, NCRCA, NCAR, NAR and RCA. If you don't know the acronyms, let me know, but that's a pretty decent deal. I could expound on the fact that even at a time when things have been pretty tough, TCAR has really gone above and beyond to create programming that has been worth that alone. I won't go into all the other things available to you through all the other associations but we have blogged about it in the past. Look up the benefits of membership on a previous blog.

Third, keep in mind how that money gets divided up. $181 goes to TCAR and pays for the office, staffing and what all we do. Pretty remarkable with 580+ members and you can do the math. $115 goes to NAR and RCA and the last $130 belongs to the state Association. Really when you break it down and learn about what all these group accomplish, you would realize it's a pretty good deal.

Lastly, there is that RPAC contribution that looks like we're sneaking it into your bill. I promise that is not our intention. The issue is the way the program is written and unfortunately, that is the only way it can be added. However, I would like for you to consider this as not a contribution but an investment in your business. Many people are confused with RPAC and to clarify, that money goes to cnadidates/people that are running for political offices whose ideas are in line with what the REALTOR Associations are. No, it does not go to anyone political party, typically at the end of the year, the PAC is pretty well split between the two major parties. No, the PAC is not giving a boatload of money to any one candidate. In fact the most a candidate can get from the monies collected by an association is $2500. In the end, this money elects people that protect your clients and your paycheck.

Commercial Mandatory Update

All North Carolina Real Estate agents should be painfully aware that they are required to complete eight hours of continuing education every year. the commission's year starts in July and ends in June.If you have ever forgotten to complete the required classes, you know how stressful it is when your license ends up inactivated until you complete everything you need. I usually tell folks to check your education records on the Commission website in January so you can start planning on when you'll take the classes you need to finish up those eight hours in the allotted time frame.

Everyone needs to take the Mandatory Update. If you're a broker in charge, you'll need the four hour BICAR class, which, between the two, usually finishes off a BIC's requirements for the year. Everyone that is not a BIC needs an additional four hours in an elective of their choosing. What's difficult for commercial brokers is the fact many of the courses offered out there are for the residential REALTOR, meaning,in many instances, you're stuck in a class that really doesn't apply to what you do.

TCAR has always made an effort to bring classes to their members that are based on commercial examples. Every year we try to do the mandatory once in the fall and once in the spring, with a BICAR usually in the winter months and an elective added onto one of the other classes we offer. Hence, on Wednesday October 28th from 1-5 PM, we will be offering the 2010 Commercial Mandatory Update with Cindy Chandler. It is $55 for members and $75 for non-members. Registration can be done either online or by calling the office at 919-228-2588. It will be held at the Raleigh Regional Association of REALTOR building, 111 Realtor Way in Cary.

Cindy always suggest that I tell folks that the commission DOES give credit for this class but they always recommend that you take the residential class. I'm not sure for the reason but I always tell folks that. It's sort of a disclaimer but you get full credit for the Mandatory, so don't worry. TCAR Announces New Board Members

On September 24th TCAR held their Showcase at Access Office Center in Raleigh with NC States, Dr. Mike Walden. We also held the first part of our Board of Directors Elections. Members were also given the option to vote online over a two day period.

The Board of Directors is comprised of twelve members and the Past President. You must be a REALTOR in order to serve on the board, however, there are two positions that can be filled by Associate members, people that while not REALTORS have a connection to the commercial real estate industry. There are also rules in which there are only permitted two board members from any one firm and while a board member serves at the very least a 3 year term, they must wait two years before returning to the Board of Directors.

At the end of 2009 we have two board members, Larry Rogers of CresaPartners and Baxter Walker of Anthony & Company, ONCOR International rolling off. First, let me say that both have been active on the TCAR Board. Larry has been in charge of the Government Affairs, RPAC and the Technology Committee. Larry I will always remember because he would sit in my office after board meetings and we would talk about my son and New York City. I always appreciated his interest in my family and have enjoyed getting to know him.

Baxter has headed up the Networking Committee and has been in charge of our Community Service for TCAR. All of the Habitat for Humanity Workdays have been organized by Baxter. I'll always remember him fondly because whenever I was on site looking for him, I knew to look up. Baxter was always on the roof or some tall scaffolding, something that for the most part terrified me! Of course, Habitat has taught me that driving a nail is something that can be a challenge for me. Forget the whole heights thing.

So with Baxter and Larry rolling off, the board nominates TCAR members they feel have the qualifications to serve on the board. From there, we contact those nominated to see if they are interested and have the time to serve on the board. Those that accept, are placed on the ballot. At the Showcase, we use stamped ballots and bios are available to read over. Online voters had access to the bios on their electronic ballot. We then check membership on all the paper ballots and match them to the online voters to make sure folks didn't vote twice. From there, the board members are chosen based on the nominees that get the most votes. Short word of caution, we will be eventually going to an online ballot only in the future, so be prepared.

And now it's my pleasure to announce this year's new Board Members, Christina Coffey of Hunters and Associates and Kathy Gigac of Anthony & Company, ONCOR International. They will start their terms January 1st but will be invited to sit in on the November Board meeting and attend the President's Dinner in December. The TCAR Board is excited to have both as new additions to the group and look forward to their participation.

4th Annual Joint Event: Another Great Event

I had not realized it has been so long since I last wrote but we have been so busy here at TCAR with us finishing up with the Joint Event that was on the 27th of August. And it was another really successful event!

The Joint Event is put on by several commercial associations including TCAR, NC-CCIM, TCREW, TRAOBA, IREM BOMA, NAIOP and our newest addition, AAREPNC. Every year the group does a fund raiser with a theme and this year we are pleased to announce we were able to raise $10,000 and an undetermined amount of canned goods for the Inter-Faith Food Shuttle.

This year we celebrated our school spirit by wearing the colors of our choice at Highwoods Properties, Inc and John Hogan's, 3600 Glenwood Ave in Raleigh. Our appreciation to them and the other Gold Sponsors, Shelco and HagerSmith Design.

Over 400 local commercial real estate professionals celebrated their school spirit to the tunes of DJ Joe Bunn and enjoyed a tailgating pig picking done by Lip Service Contemporary Catering. We raffled off over 19 prizes that included a Panthers weekend in Charlotte, U2 Concert tickets, football game tickets, tailgating tents and all kinds of great gift certificates.

"We were pleased and surprised to have raised the amount of money we did this year for the Inter-Faith Food Shuttle" said TCREW and Joint Event Coordinator, Kerry Saunders. If you don't know about the Inter-Faith Food Shuttle, they are an organization that believes that hunger is unacceptable and has developed systems that recover, prepare and distribute wholesome, perishable food for the area's poor, hungry, undernourished and homeless. Founded twenty years ago, it is a highly efficient multi-layered approach to combat hunger. Seven Reasons to Be a Member

The LLC Fight Goes On

So the saga continues in regards to the LLC tax. Friday we got an update from Rick Zechini, Director of Government Affairs for NCAR. I thought I would just copy and past what he wrote to us, so for the update, please feel free to read below.

"Well, there is a tentative budget agreement (just like the last three weeks). And it’s very similar to the tentative agreement last week. Here is part of our description of the deal from our weekly update that goes out later today:

The $19 billion budget will increase taxes by approximately $1 billion, and includes increases a penny increase in the sales tax, increases in so-called “sin taxes”, as well as a 2 or 3% surcharge on individual and corporate income taxes based on income level. Legislative leaders have also agreed to come back for a special session and look at restructuring the tax code.

Governor Beverly Perdue is again expressing concerns regarding the surcharge and her desire for additional taxes. And some House Democrats are bothered by the sin taxes (taxes on tobacco and alcohol).

So, in summation we have another tentative deal that does not include a new LLC tax. That’s the good news. The bad news is that there appears to be some sort of agreement to have a special legislative session on restructuring the tax code. If that happens, a franchise tax on LLCs will most certainly be on the table."

NCAR will continue to update us on what is going on and as I get the information, I will pass it on to you. This is just another example of how your membership to NCAR/NCRCA is benefiting you.

The LLC Tax Roller Coaster Ride

So last Wednesday I stood up at the end of our Showcase program and announced that the LLC Tax was off the table in regards to the most recent budget agreement as per Rick Zechini at NCAR.

Well, things are always changing and especially on the budget front, that's for sure. On Monday I received an email from Rick stating that things are ever changing with the General Assembly. God bless Rick Zechini because his head must constantly be swimming with all the things that NCAR is trying to get done from a legislative standpoint. Seriously, it makes me tired just thinking about it.

Well here is the latest issue. When Governor Perdue took a gander at the the budget proposal she was less than excited. She's not crazy about the income tax surcharge and she wants an additional $200 million dollars. Hence basically the budget deal fell apart. I'm thinking someone figures that LLC franchise tax must be looking like it has some sort of potential in finding some of that $200 million.

So after reaching the bottom of our roller coaster ride we're climbing that hill again and NCAR is now back to fighting this franchise LLC Tax. I'l keep you posted as we continue the ride. Stay tuned.

Why Are You a Member of TCAR?

You know every once in a while I get these comments that commercial brokers don't get the value of their membership and what does NAR,RCA, NCRCA, NCAR and TCAR do for me. So I am, on this occasion, going to write what you get for your money.

Well, first off for less than $36 a month, you're a member of five associations, 2 of them national, two of them state and one that is local. Now you get a lot of things from each part BUT you have to use them and in some ways participate. I have always told folks you only get out of a membership what you put into it. But there are a lot of things your state and national associations do that you simply can not put your hands on that effects how you do business every day and that is in the way those associations are constantly involved in legislative issues.

NCAR is currently trying to fight this LLC tax, they have been successful in fighting the transfer tax,they have done work on slope issues in the mountains and issues out at the coast. All of this effects and protects your client, your hard work and the money that comes out of your commission checks.

And then there is what's happening on a national level. Did you know that if it were not for NAR, banks would be in the real estate business? Can you imagine what kind of mess that would be given our current situation. I mean NAR has a great big LEEDS certified building in Washington DC. If you don't think NAR is out their fighting for the commercial consumer and REALTOR, you would be very much mistaken. The truth is NAR is one of the largest lobbying groups with the goal of protecting the consumer and helping you guys help your clients. That includes commercial issues. Think about it, if your company had to invest in lobbyists and lawyers you would never be able to afford what your state and national associations have sunk into the many issues that they have assisted in getting changed or passed by them.

Then there are all the other things your dues pay for like commercial contract forms through NCAR and Fast Forms. Lastly, is the tons of information, online classes and certifications available at realtor.org through NAR. I won't go into the almost monthly networking and educational opportunities your local TCAR board does.

So in the end you have membership into five different associations, a wealth of industry knowledge at the click of a mouse and someone fighting for your business at all levels of government. Quite honestly, if you ask me, that's a lot of bang for your buck.

Town of Cary's Site Design Standards Project

Every so often I get notification from Meredith Chandler, Urban Designer and Senior Planner from the Town of Cary Planning Department, regarding different things that are going on down there. They have been working on a Site Design Standards Project for Cary and have asked that folks from the commercial community that have an interest in Cary get involved.

The Town of Cary has apparently come up with thte first draft of the Site Design Stanadards document and would like to get some input on what they have thus far. There will be a community workshop on Tuesday, July 28th from 6 to 8 pm at the Page Walker Arts and History Center.

This will be what they call an "open house" style meeting with the purpose of allowing those interested to review and comment on the first draft of the Site Design Project. If you're interested and would like to be a part of this meeting, basically all you do is show up and participate.

I think that it is an oppportunity for commercial people to get a feel for what they have in mind for Cary and possibly have an influence on the change that occurs.

LLC Update

If you have not read about the LLC tax proposal you might want to scroll down to the blog on June 26th. If, however, you have read the LLC installation, I received an update from Rick Zechini, Director of Government Affairs for NCAR, yesterday.

There's good news and bad news in regards to the LLC tax. We'll take care of the bad news first. Governor Bev Perdue recently released her ideas on a tax package. It seems the tax on LLCs is included and appears to be the same version of what appeared in the House's version. The Governors proposal is in an N&O story that also has the link to her actual proposal. Check out http://projects.newsobserver.com/under_the_dome/perdue_wants_1_cent_sales_tax_hike. So I guess the bad news is this LLC thing is in the House budget, the Senate finance package and now the Governor's tax package.

Okay here is the "good" news. Senator Clodfelter wants to elimanate the 55% of the appraised value part of a three part franchise tax evaluation. If you will recall the original LLC tax provision would require the payment of taxes at a rate of $1.50 for every $1000 of value of the greatest of the following: 1.) the apportioned capital base of the business entity; 2.) 55% of the appraised value of tangible real and personal property in North Carolina or 3.) the total actual investment in tangible property in the state. (phew!) Apparently, by eliminating that 55% appraised value piece it would "dramatically reduce" the impact of this new tax. Rick Zechini (rzechini@ncrealtors.org) would love your opinion on that one, so feel free to shoot an email in his direction.

Again, NCAR is working with a wide group of people and NAIOP has recently acquired a lobbyist that Rick has touched base with on this issue. If you feel strongly enough about this issue, I would suggest you contact Rick and see what you can do to influence how this will turn out.

July Showcase: NAR Speaker

Before I begin, yes we know that TBJ has a space update thing going on at the same time as TCAR's July 23rd Showcase. But in an effort to bring our members better speakers we're sometimes restricted by availability. On that note, I am writing to let everyone know that on Thursday July 23rd TCAR and the Dilweg Companies have NAR/RCA Economist George Ratiu coming to give us a mid year update on the economic outlook for commercial real estate. This is our first breakfast event and things get started at 8:30am.

Now, I'm thinking that given the current state of the economy, we might be a little interested in this particular topic. And let's face it, we probably would have a hard time finding any one group more interested in the well being of real estate than NAR and RCA. It would therefore make sense that they would have some pretty informed economists roaming the hallways of that big LEEDS certified building in Washington, DC.

Mr. Ratui is based out of Washington, DC and writes regular columns, as well as does research in the areas of commercial real estate and mortgage forclosures. He writes the Commercial Real Estate Outlook for NAR which quarterly forcasts office, industrial, retail and multi-family sectors. Before NAR, he worked as an international development consultant and conducted economic research in Eastern Europe. He also managed qualitative research projects and taught Economics courses at Western Kentucky and Eastern Kentucky universities.

This time we're doing things a little different and I could go into the big, long explaination as to why but I know no one is really interested. We're having a breakfast! As always it's free to members but this time it's going to be $35 to non members and I will be checking. That's the wonders of those internet cards, you're connected just about anywhere. So we'll start at 8:30 am with the food and registration. The speaking will start around 9:00 ish and then we should be finished at 10:00 to 10:30 depending on how long you folks want to visit.

LLC Taxation: An Expensive Propostion?

I have had a couple questions regarding the LLC Tax that was brought up by Pete Chenery of Realty World Broker Network, during the NexCore Showcase. I asked Pete if he could give us any info regarding it and this is what Rick Zechini of NCAR responded back with. I have decided to directly quote the information that was sent to Pete.

"Both the Senate and the House are considering taxation of LLCs. The House budget includes such a provision, which in very general terms amounts to $825 tax per million of value ( both real property and personal property). Working with others, NCAR pushed an amendment in the House Finance Committee to extract this from the House budget, but it failed by a vote of 14-14

Details of what the Senate has in mind are less clear, as their "finance package" is more of an ever-evolving conceptual idea. The best guess is that it would be roughly the same ($825 per million of value). Again, the senate didn't include this in the budget.

The leaders in both chambers are negotiating the budget in what is called a conference committee. They have tentatively agreed on how much they will spend and how much new tax revenue budget will include ($990 million for the first year of the budget). What they haven't agreed on is how they will spend all of the money or where the extra tax revenue will come from.

We are working with a coalition on interested parties (hotels, apartments, REITS, home builders, developers, etc.) to take LLC taxation off the table. "

A New Old Addition to the Joint Event

As I've mentioned before the 4th Annual Joint event will be taking place on August 27th at 3600 Glenwood Ave. We're excited to announce that again this year IREM will be joining the rest of the group. For the fourth year now TCAR, TCREW, BOMA, NAIOP, NC CCIM and now IREM will do a fund raising, networking event with food, beer, wine and DJ Joe Bunn.

So when you show up on the 27th make sure you're dressed in your school colors because we want everyone to show their school spirit. Second, you need to bring two canned food goods for our donation. I'll get to who were donating to in a minute. You do that, you get a free raffle ticket. We have some great raffle prizes. First off there are two tail gating tents we're raffling. There are a pair of tickets to an NC State Game, two tickets to a UNC game, there are tickets to the U2 concert coming up and there is an overnight to Charlotte to see the Panthers play, just to name a few.

Proceeds will benefit the Inter-Faith Food Shuttle. They started 20 years ago with the belief that hunger is unacceptable and have developed systems that prepare and distribute food to the area's poor, hungry, undernourished and homeless. Last Chance for the Free Lunch

Okay, so I will make this short and sweet today. There are three days left to register for the June 23rd NexCore Group's Showcase at the Rex Healtcare Building in Knightdale. Last day for registration online is this Friday at tcar.com. If you want to call the office, blog me or tweet me at tcarkim, I can give you until Monday morning and then that's it. I have to make name tags so we all know who we are.

Food is by Knightdale Seafood and BBQ. They're located at 706 Money Court in Knightdale and have a nice little restaurant just up the road from Rex. The food is really good so definately it's worth shooting out there if you're in town at some other point. Grub includes pulled pig, chicken, string beans, hushpuppies, slaw, rolls and banana pudding. I don't know about you guys, but the food is my favorite part.

Lastly, you'll get to hear all about the building we're showcasing from the NexCore Group, so everyone will be helping them find folks to fill up that location. Then NCRCA will talk about what's going on with the state commercial alliance. NCRCA is working hard to show it's members value for your state affiliation. TCAR Habitat Work Day

As part of our Mission Statement, TCAR has always tried to be involved in Community Service. The Joint Event, donations to Hilltop Home, donations to Angel Tree and Habitat for Humanity are some of the examples.

We've been doing Habitat for several years now and each time we make arrangements for folks to come out, we get more and more volunteers. We don't just limit this to members so if you have friends or fellow workers that want to volunteer, bring them along. In fact, if you have kids 16 or older it's a great opportunity for them as well. We try to do this at least twice a year so if you can't make this month,we'll end up doing another later on in the year, so make sure you look for it.

This months workday is on Friday, June 26 at the Falcone Pointe Subdivision in Cary. Make sure you are there by 8:30 am and we'll work until noon, but you can stay the whole day if you want. There are seven homes being constructed and you can do anything from deconstruction, painting, roofing, siding and site cleaning. We just need to have some sort of a head count so try to let us know or register by Thursday the 25th.

Here is what you'll need to get through the day. First, make sure you bring water or something wet to keep you hydrated. It's summer, it's hot and well, we want everyone to stay away from dehydration. Wear good work shoes, boots are the best option but sneakers are acceptable. No open toes, no sandals and no flip flops, they're not safe and you can hurt your feet. Don't wear baggy clothes because you can get caught on things and make sure what you wear can get paint on it. You will get dirty, sweaty and just plain nasty out there. Lastly, if you ever received a TCAR hat from a previous Habitat bring it along, if not bring your own, your head will thank you. We have a few TCAR hats left and we will bring them just in case you need one but they are first come first serve. Bring along sunscreen to protect that skin, we want to keep you safe from those harmful rays of the sun in the heat of the day.

Lastly, if it's raining or looks like rain there is a hotline you can call to see if the day has been canceled. That number is 833-1999, extension 240. I'll also check it out if there is inclement weather and will send out an email, tweet and pop something on the blog, so there are several ways to find out what is going on in the event of bad weather.

NexCore Showcase: Good Food, Great Company

Okay, I feel almost certain you are tired of me harping on this but we have a showcase with the Nexcore Group in Knightdale at the Rex Healtcare facility on June 23rd. The address is 6300 Knightdale Blvd and it is really easy to find and a hop skip and a jump from Raleigh.

Lunch is free to members ($25 to non members)and Knightdale Seafood and BBQ is cooking. Personally, I can't wait for that part but the most important part of the afternoon is the opportunity to network with your fellow constituents. I don't know, but I keep hearing how important that whole broker to broker thing is and this is a perfect opportunity for you to practice that.

Old News But it's Still Important

So, back in April the Triangle Commercial Real Estate Women had their 11th annual luncheon. This is a huge deal with well over 350 people that attend. The thing is that one of our current Board Members won an award that I just can not stop talking about. It's like turning 40, you celebrate the birthday for the entire month.

Well, the winner of the TCREW Commercial Real Estate Service Award went to our own Kerry Saunders of NAI Carolantic. The award is given to " an individual who provides the best professional commercial real estate service, with consideration for industry knowledge, leadership ability, negotiating skills, work ethic and creativity."

For 17 years she has plugged away over at NAI Carolantic, every year she puts together the NAI Carolantic Annual Real Estate Conference, she basically does what I do for TCREW and then she plans one of our biggest events, the Annual Joint Networking Event in August! She's a work horse. I don't know anyone that is more thorough, more attentive to detail and consistant than Kerry.

For me, she is sort of this pseudo mentor, a support system and a fellow Gator fan. I have an enormous amount of respect for her and I'm really proud and excited she has won this award. Hence I will take the opportunity to mention it as many times as I get the opportunity. Both NAI and TCAR, in my opinion, are really fortunate to have her.

NexCore and TCAR Showcase

I just want to remind everyone that we have a Showcase coming up on June 23rd, 2009. Thanks to the Nexcore Group, we'll be showcasing the third floor of the new Rex Healthcare building in Knightdale. 6602 Knighdale Blvd to be exact. When we visited the location I was amazed at the growth in that area and really how close it is to Raleigh. It's a beautiful building so anyone that specializes in leasing medical really needs to take a look at his place. Courtney Hanfland, VP of Asset Management and Leasing, was kind enough to show us around the new facility. Currently there is space available on the second floor and there is the whole third floor where we'll be having the showcase.



I'm really excited about our speakers. First, I'm looking forard to NCRCA Chairman, Drew Showfety. I think so many TCAR members forget that they have membership not only in NAR and NCAR but there is this whole commercial thing of the REALTORS Commercial Alliance. There has been a lot of work going on with NCRCA and I'm excited to bring someone in to talk to the group about it.



Then there is Kevin Brice from the Traingle Land Conservancy. With all the discussion about green and conservation and the fact that part of our mission talks to playing a positive role in the "social sensitivities" in our area, we decided to bring Kevin by to talk about how local conservation is actually good for your business.



So come on by Tuesday, June 23rd and have lunch from the Knightdale Seafood and BBQ. Highly recommend them for stopping off to visit their restaurant and if you ever have any catering needs. We're Looking for Sponsors

So, every year TCAR and TCREW band together with other groups to raise money and awareness for an organization. In the past we have raised $10,000 for Hilltop Home and Pretty in Pink. This year, along with TCAR and TCREW, BOMA,TRAOBA & NC-CCIM will join forces to raise money and canned goods for the the Food Bank of Central & Eastern North Carolina.

This is the fourth year of the Joint Event and with every year it has gotten bigger and more folks have been involved. They'll be a barbeque, two free drink tickets, DJ Joe Bunn and tours of the Poyner & Spruill Building for just $15. Registration will be online at tcar.com in June, but you can call the office in the mean time to register early.

Lastly, we do a raffle and we could use items donated for the raffle. So if you have something to help raise money for a good cause, let me know.

Tons of Stuff Going on in June

So there are a lot of things going on at TCAR in the month of June.

We have two networking events happening towards the end of the month. Both you can either reister online at www.tcar.com, email me at kimb@tcar.com, call the office at 228-2588 or tweet us at tcarkim.
The first is the showcase sponsored by the NexCore Group at the new Rex Healthcare Building in Knightdale on Tuesday, June 23rd. If you have never been to a TCAR showcase, it is an opportunity to show off a fairly new property and, hopefully, lease some space or sell it. Usually, we'll set up in an unfinished shell area that has HVAC, electricity and restrooms. We try to bring in speakers, serve lunch and it has always been free to members.
The Rex Healthcare Building is located at 6602 Knightdale Blvd. We start at 11:30 with lunch from Knightdale Seafood and BBQ and some time to network. From there we take care of a few things in regards to some TCAR business and then the folks from the NexCore Group get an opportunity to talk about their new facility.
Our speakers for the Showcase are Kevin Brice from the Triangle Land Conservancy and NCRCA Chairman Drew Showfety. Drew's going to update us on what the North Carolina REALTORS Commercial Alliance have been up to this year while Kevin will be speaking on how local conservation is good for business.

The second thing going on is the Habitat for Humanity TCAR workday has been set for Friday June 26th at the Falcone Pointe subdivision in Cary. We'll meet at 8:30 and work until noon. You are welcome to put in a full day if you like. Myself, well, driving a nail is a challenge but there is work that anyone can do. The address is 517 Old Apex Road, Cary. Have water, sunscreen, clothes on that can get paint all over them and be ready to make a home for these folks! Thanks to board member and Community Service Committee head Baxter Walker of Anthony & Company ONCOR International for setting this up.
Lastly, there is the usual stuff but for you new folks Orientation is on June 4th and June 18th. Contact me if you want to jump in on either of those. You current members that just need a refresher on what TCAR is up to are welcome as well, just let me know you'll be there.

The Rules and of Course the Disclaimer

So with all Blogs there should be rules and of course there is the disclaimer. Isn't there always. Here are the rules. First play nice. That means while we want you to be honest and open for the most part, as well as tell us what's on your mind, please try to be as diplomatic as possible. In other words, try to watch the language and try to keep the rhetoric down. If you're quoting facts please make sure they're accurate and at least somewhere in the ball park of factual.



There will be no gossip, rumors, falsehoods, defamatory comments, copyright infringement, personal attacks, harassment or inappropriate behavior.



And here it is, please remember that opinions or views expressed on this blog, do not necessarily reflect the opinions of this Association, NAR, NCAR, the board of directors or myself for that matter.

Starting a Blog

May 2oth,2009

So according to REALTOR AE, all Associations should consider a blog in order to communicate with their members. So here we are. The Triangle Commercial Association of REALTORS has started a blog.

We'll see how it goes. Blogs are meant to be a form of communication between, well in our case, the Association and it's members. So that means you guys are supposed to get involved and blog along with the rest of us. I'll be posting things of interest to the members as well as hopefully get some interest from the membership. In other words your supposed to comment as well.



Back on May 13th, we had a Golf Tournament at River Ridge in Raleigh. From my standpoint, I had a fantastic time. I hope the membership did. You should let me know. Pictures are forth coming. Comment if you want and can.
